Property intelligence for Portugal
See what the listing leaves out.
Paste an Idealista link and see the price per m², how it compares with the local median, and what buying really costs.
How it works
From link to context in three steps.
Paste the listing link
Copy the URL of an Idealista Portugal listing. Lupa identifies the property and checks for existing observed history, with no account required.
Get the report with context
The visible facts of the listing — price, floor area, layout, features — arrive on their own, read at the moment you ask for the report. Calculations and the source of every fact appear immediately; if the portal will not let us read, the report still opens and says what is missing.
Save and track
With a free account, save up to five properties and get in-app alerts when the observed price changes.
What goes into the report
Facts you can trace, each back to its source.
A Lupa report will not pretend to know what a home is worth. It shows what was actually observed — and says plainly what is still missing.
What buying it really costs
IMT transfer tax, stamp duty and the deed, worked out for the asking price from the official 2026 tables. Includes IMT Jovem and stamp duty on the loan.
How it compares with INE’s median
The listing’s price per m² beside INE’s median sale price: the national one always, and the municipal one as soon as you tell us where the property is. Period and source in plain sight.
How long it has been listed
Days since the first observation. A listing that has sat for months usually leaves more room to negotiate.
Observed price and changes
The price recorded at each observation, with the date, and every rise or drop between observations of the same listing.
Source of every fact
Every fact stays tied to the listing it came from, with a link straight to the original.
Honest gaps
When there is not enough data yet, the report says so outright — and shows you how to fill it in within seconds.
Buying costs
The asking price is not what you will pay.
IMT, stamp duty and the deed never appear in the listing, but they come out of your pocket on completion day. Enter a price and see what they add up to.
- IMT and stamp duty from the mainland brackets in force for 2026.
- IMT Jovem with the under-35 exemption on a first own permanent home.
- With a mortgage adds 0.6% stamp duty on the amount financed and the deed with a charge.
Example worked out just now for €250,000, own permanent home, no mortgage.
A search with memory
Fewer open tabs. More clarity.
With a free account your search stops living in twenty open tabs: keep the properties you are seriously considering, and come back to whatever moved.
- Up to five saved properties on the free plan, recoverable on any device.
- In-app alerts when a new observation reveals a price change.
- Your data is yours: JSON export and permanent deletion always available.
Before making an offer
What if the bank valuation is below the price?
Confirm with your bank when you can request a valuation and review the CPCV terms with a qualified professional before signing or paying a deposit. Lupa shows the median published by INE as context, not as a prediction of this property's valuation or a financing guarantee.
A real case, March 2025
- 180 000 €
- asking price of a two-bedroom flat in the Lisbon district
- 162 700 €
- what the bank valued it at, after the contract was signed
- +15 570 €
- of extra own funds, due on completion day
Every estimate the buyer had consulted said 180 to 200 thousand euros. None of them measured what actually decides the loan.

Is Lupa affiliated with Idealista?
No. LupaImóvel is an independent service, with no ties to property portals or estate agency networks. We do not copy photos or descriptions from listings.
How much does it cost?
